Annex Proposal - Rugby
Proposal for a habitable annex designed for the elderly mother of one of the residents, where accessibility and independence were priorities. The annex was designed with level access throughout, ensuring ease of movement, and featured its own separate entrance to maintain privacy without requiring entry through the main dwelling.
The layout included a spacious living area, a single bedroom, and a wetroom, providing both comfort and practicality. In addition, the proposal incorporated a double garage, internally separated from the habitable annex but designed to blend seamlessly with the exterior of the proposal.
The exterior was proposed to be clad in Siberian larch, featuring a low-level red brick plinth, with heritage-style Edwardian windows that matched the character of the surrounding environment in order to complement its location within a conservation area.
HMO Conversion - Derby
We completed the conversion of a 3-storey, 4-bedroom property into a high-quality HMO with 5 self-contained studios and a double bedroom, each featuring its own ensuite bathroom. The project also included the creation of a communal living space, providing residents with shared amenities.
A key element of the design was the transformation of the attic into a modern studio, maximising the available space within the property. CGA conducted an existing measured building survey, which formed the basis for the detailed builders' drawings.
We specified all finishes and fixtures, ensuring a high standard throughout, and produced comprehensive drawings in line with the local council's fire detection and prevention regulations. This conversion not only increased the property's functionality but also enhanced its safety and livability, creating a compliant, comfortable, and attractive living environment for future tenants.

Annex - Weedon
We recently completed a bespoke annex project for a young family of three, designed to create a modern and comfortable living space. The annex features a spacious, open-plan living area, two well-sized bedrooms, and a stylish bathroom, providing the family with a functional and inviting space that meets all their needs.
The exterior of the annex was clad in beautiful cedar, adding warmth and texture to the design, while the anthracite grey windows and doors offered a striking contrast, giving the property a contemporary and sleek finish. This combination of natural materials and modern elements not only enhanced the annex’s aesthetic but also ensured it blended harmoniously with the surrounding environment of the garden.
This project demonstrates our commitment to delivering tailored architectural solutions that are both practical and visually appealing, creating a home that the family can enjoy for years to come.
Kitchen Extension and Internal Renovation - Oldham
We proposed an exciting kitchen and rear extension project aimed at reconfiguring the ground floor for enhanced flexibility and a more spacious kitchen that opens onto the back garden. Taking full advantage of the garden's south-facing orientation, the extension allows for ample natural light, creating a bright and inviting atmosphere.
The new layout includes a modern kitchen, a dedicated prayer room, a utility room, and a shower room, all designed to improve functionality and connectivity with the existing living room. This thoughtful reconfiguration fosters a more cohesive flow throughout the ground floor.
Natural finishes were proposed, featuring oak-clad cabinets and elegant porcelain tile floors which allowed for underfloor heating and added character. Additionally, new sliding doors and skylights were incorporated to maximise sunlight, seamlessly blending the indoor and outdoor spaces.
New Housing Estate Proposal - Batley
This project involved the development of proposal for a scheme of 10 new dwellings within the Batley Conservation Area, revitalising a derelict section of St Mary's Church estate. The project includes a mix of one to three-bedroom dwellings, carefully designed to respect the architectural heritage of the surrounding area.
Key features of the homes include protruding brickwork, inspired by the relief stonework seen in both the Gothic Chapel at Batley Cemetery and St Mary’s Church. The wooden panelled doors reference the church’s entrance, while elongated ground floor windows are designed to maximise natural light and echo the lancet windows of the adjacent church.
The dwellings will also feature a blue-tinted roof material, a nod to the historic gazebo at Batley Parish Cemetery, and light brick cladding to harmonise with the stone used in the immediate surroundings. This thoughtful design approach ensures the new development blends seamlessly with its historic context while introducing modern, energy-efficient homes.
Masterplan for Arts Centre - Nottingham
This feasibility masterplan project in the heart of Nottingham’s Lace Market quarter aims to celebrate the area’s rich artisan and craft heritage by developing a vibrant Arts Centre. The project involved regenerating a locally listed pub, transforming the upper floors into a local brewery while maintaining its pub function on the lower levels. A mansard roof extension will provide flats for the new owners, alongside three Grade II listed workshops that retain the site’s historic character.
The design includes two new extensions: one situated between the pub and terraces, designated as a flexible community space, and another to the north, dedicated to artist studios with residential units above.
To address the shortage of green spaces in central Nottingham, a central courtyard will be created, accessible to the entire community and resident artists. The proposed community space will feature a predominantly glass façade, inviting natural light and providing visibility for passersby, thereby fostering engagement and connection.
